As summer approaches, now is the perfect time to plan seasonal maintenance for your investment property. Regular upkeep helps preserve property value and appeals to quality tenants, reducing vacancy risks and major storm repairs. Tackling a few key areas now can also help prevent unexpected issues during the festive season when trades may be in higher demand.

1. Roof and Gutter Care
Summer storms are a common hazard, and most roof leaks stem from blocked gutters or downpipes. If your property hasn’t had a gutter clean this year, consider arranging one now. Also, trim any overhanging branches to prevent debris from accumulating on the roof and blocking drainage systems.

2. Pool Safety and Maintenance
For properties with pools, ensure all safety barriers meet compliance standards. If your property hasn’t recently had a pool safety check, please contact us to arrange one. Regular servicing helps protect costly pool equipment and maintain water quality, so we recommend scheduling an annual review by a qualified technician to assess both the equipment and overall pool condition.

3. Air Conditioning Maintenance
For properties with ducted reverse-cycle air conditioners, we recommend regular servicing to maintain airflow and efficiency. Dust buildup can compromise performance and potentially damage internal components. Consider replacing return air filters during service to ensure optimal operation. 

Evaporative cooling units should also be inspected and cleaned before the first hot days, with pads and coils checked or replaced as necessary. Note that under current legislation, cleaning and maintaining air conditioning units is a landlord’s responsibility. Proactive maintenance now can help avoid disruptions later, as tenants may seek rent reductions for extended periods without cooling during summer. Servicing your unit early will help ensure it performs well through Adelaide’s hottest days.
