The importance of a final inspection

Some important things to check when carrying out a final inspection, prior to settlement of the sale:

  • all fixtures and fittings included in the contract are still present and that the previous residents have not caused any damage subsequent to you buying the property;
  • check for maintenance items you may want to attend to before moving in;
  • check where your furniture will go, bring a tape measure if necessary to double check spaces.

Your agent will usually accompany you on the final inspection - check arrangements for collection of keys - please note the agent is not legally able to hand over keys until the Seller's solicitor (not the Buyer's) confirms that settlement has taken place.  If the agent only has one set of keys, check how you can collect any remaining sets; will they be left at the property for you, where?
