If you’re constantly chasing your property manager, something isn’t working.

Feeling frustrated? Constantly chasing updates? Unsure what’s actually happening with your investment?

In my experience, those feelings are rarely caused by the property itself. More often than not, they come down to one thing: communication.

For an investor, there are few things more frustrating than having to chase your property manager for information. You shouldn’t need to follow up to find out whether maintenance has been completed, wonder what happened after an inspection, or send another email because you’re still waiting for an answer to the first one.

Good property management should remove uncertainty, not create more of it.

Communication is part of the service

One of the greatest values a property manager can provide isn’t simply coordinating maintenance, collecting rent or completing inspections. It’s giving an investor confidence that their asset is being proactively managed, even when they’re not thinking about it.

That means providing updates before you’re asked, explaining what is happening and, importantly, what happens next. Sometimes the update might simply be, “We’re still waiting on this, but here’s where it’s at.” It may not be the final answer, but it means the investor isn’t left wondering.

Communication also needs to go beyond reporting information. There is a considerable difference between telling an investor what has happened and helping them understand what it means for their investment.

Your property manager should be talking strategy

An investor doesn’t simply need to know that their property has been advertised for seven days. They need to know how the campaign is performing, what enquiry looks like, how renters are responding to the price and presentation, and whether the current strategy should remain or change.

The same applies throughout the tenancy. A rent review shouldn’t simply arrive with a suggested figure. There should be context around the current market, comparable properties, the existing renter and the potential risk and reward of the recommendation. Maintenance shouldn’t simply be forwarded for approval without considering urgency, responsibility, long-term impact or whether there may be a better solution.

That is where communication and strategy become inseparable. A good property manager doesn’t just tell you what they are doing. They help you understand why they are doing it.

You shouldn’t have to manage your property manager

Most investors engage a property manager because they want professional oversight of their investment. If you are constantly following up, checking whether something has been actioned or reminding your property manager about outstanding matters, the dynamic has started to work in reverse.

You have effectively taken on the job of managing the person you engaged to manage the property.

When communication is proactive, decisions become easier. When the strategy is clear, confidence grows. And when you know your property is being actively managed, you can focus on everything else that matters without wondering what might be happening behind the scenes.

Property management should give you peace of mind

The best property managers don’t simply manage homes. They provide clarity, confidence and accountability. They understand that behind every rental property is an investor who has committed a significant amount of money to an asset and deserves to know that it is being looked after properly.
